Our client had lived in this family home in Iver for many years.  It was a multi generational home.  The home had sold but unfortunately the buyers pulled out.  Given our client had already had an offer accepted for a property on the coast, they were keen to sell as quickly as possible so they did not loose out on their forever home.  They called us to help.

During their consultation, the client confirmed that the estate agent was marketing an outdoor building as an "outhouse".  This was certainly not a out house.  In fact it was a fully functioning Annex and given it's description, I advised the client that they should contact their estate agent immediately and ask the agent to amend the particulars so buyers could understand the value this was adding.

We recommended a number of repairs and ways to add value followed by staging.  These included:

 

• Repair and paint bubble / cracked ceiling in the living area

• Brighten up the hallway with white paint

• Lay new carpet in one of the bedrooms

• Paint out the dark beams in the kitchen to white

• Sort the property generally

• Strategic planting

• Staining the external handrail

• Create a bedroom from a box room

And finally we staged the property throughout, including the incredible Annex - this is an open plan living/kitchen and dining area with separate bedroom and en-suite.  We worked with most of the client's pieces.  However their existing corner sofa was extremely large and made the living area feel much smaller than it was.  The existing dining table also make the dining space feel much smaller.  We therefore introduced a new corner sofa and more compact dining table.  We then added lots of accessories throughout.  The client had an elderly family member living with them who was in poor health so rather than remove their large seating, we virtually edited this and replaced the large seating with more appropriate seating so the feel of the living area felt brighter and lighter.

Once the staging was complete we took professional images as we know that these significantly help with showcasing the property on line.

The home had multiple viewings and sold in less than 1 week.  Our client was delighted as they've been able to move into their forever home.  Our client loved our dining table so much that they bought it.
