Our client had lived in this fabulous 5 bed, 6000sq ft home, on a  highly desirable private road in Penn for a number of years.  They were looking to relocate.  They had tried to sell the home for 11 months prior to calling us in.  The client had limited buyer feedback and no offers and they were keen to sell so called us in.  They wanted us to transform the home quickly and cost effectively so they could relaunch the home for sale.

We met for a consultation.  This is a detailed assessment of a client's property both inside and out.  Given the size of this home, the consultation took just over 2 hours and at the end of that we shared our initial findings and advised that we would provide our detailed recommendations quickly.  IT was evident that there were a number of areas which needed tackling.  These included:

​

• repair cracks on ceilings and walls throughout

• sorting each and every room to pair back what was on display and give organisation to each and every room

• relocate a number of the client furniture pieces to different locations in the home

• new silicone in a number of the bathrooms

• changing out the spot lights in the double height drawing room

• deep clean a number of the carpets

• one of the bathrooms was particularly tired, so we painted the entire space (walls and ceiling)

• in two of the the bathrooms, we removed damaged tiles and replaced

 

Once we'd finished the above, we brought in some furniture pieces eg, small soft and accent chairs, coffee table, side table and rug to create a snug in the kitchen and brought in lots of accessories to tie the home together stylishly.  We then took professional photos.  The estate agent was advised that the works were ongoing and as soon as we were finished (on a Wednesday evening) and even before our images were relaunched on the property portals, buyers came for viewings.  On the following Monday, our client received their first cash offer and by the Tuesday our client had agreed a full cash offer sale.
