Our client’s property is located in the prestigious Richmond Bridge Estate on the banks of the Thames in Twickenham.  They had been trying to sell while they also rented their two bedroom apartment to a tenant on a long term basis (and this rental was coming to an end).  There were no offers.

When properties are for sale and are also let on a long term rental basis, the tenant has no incentive to focus on presenting the property well as ultimately they won’t benefit from the sale.

As soon as the long-term tenant vacated the two bedroom apartment, our client made some light repairs and routine maintenance.  Their goal was to let the apartment to a short-term tenant in parallel with selling.  Our client called on our help to stage the main open plan area.  They had furniture and accessories elsewhere in the apartment and wanted a cohesive design for the open plan to entice their new tenant and attract a fresh set of buyers, given that this is the main area where a tenant/buyer will spend their time.  We recommended that our client change out the curtains given they were a dated design and within days we came up with a design plan to elevate the open plan space.  We completed our installation on a Friday and the tenant moved in on the Saturday.  The apartment has had a marketing re-launch is now for sale.  There has been a steady flow of buyers and all buyers have provided positive feedback on the way the apartment is presenting itself.
