Our client has owned the property for many years and in recent years it has been let on a long terms basis.  The previous tenant had been there 7 years and after they left, the property had been empty for 3+ months over the winter period.  Our client found us via google and wanted to know if we could help refurbish the property so they could then continue to let it.  As we are also long term landlords who have refurbished multiple properties, we knew we could transform the property, do so cost effectively whilst adding real value.

 

The property was in a dire condition when we inspected it.  The boiler was old, although maintained, the bathroom and kitchen were in a poor condition, there was significant condensation in the windows, there was damp in a number of walls, the flooring was very dated and the property was in a poor condition overall.

We shared our findings and recommendations with our client, who was a remote investor, by phone and by email.  We also did a virtual walk around showing them the poor condition of the property, which they had not visited in many years.  We prepared a schedule of works and associated fees which our client signed off and delivered all that we promised and more.  In short, we:

1. addressed damp in a number of walls (both inside and out)

2. installed new windows and doors

3. designed, supplied and installed a new kitchen

4. designed, supplied and installed a new bathroom

5. installed new boiler and central heating system

6. new décor throughout

7. new flooring throughout

8. garden tidy up (front and back), including laying new turf in the front and painting boundary wall in the rear

9. new roof

10. replacing the dated sockets, switches and pendants with modern alternatives including USB's in a number of the sockets

We also built an understair cupboard as a surprise for our client!  Once we were finished, we virtually staged the property to increase the potential appeal for tenants.

This home let on its first viewing and the rental yield increased by 30%!  The value of the property has also increased by over 30%.  Our client is super pleased with the results.
