This 5 bedroomed family home has been our client's long term family home and they were keen to maximise the resale value so they could move into their forever home. Although the property was delightful, it looked unlived in. As part of our consultation, we recommended a number of repairs - including décor of 6 bathrooms, décor in other areas and some external repairs as well as deep cleaning the bathrooms. We theno recommended our staging services to truly bring the property to life and create that dream home that we knew buyers would fall in love with!
Once the remedial works were complete, we brought in a number of key furniture pieces to compliment the property and work with the client's existing furniture pieces. We also added lots of accessories throughout to add interest, colour and detail. We created clearly defined spaces, including setting up a flexible dining/family room, a young child's bedroom (the client did not have young children) as well as a home gym! The result, is a fabulous, welcoming home that buyers were fighting over!
We reviewed the marketing particulars and our resident property photographer took incredible images of the property. We shared our feedback with the client so they could use this input to showcase the property to its maximum potential. We advised our client to proceed with an open house and a deadline by which final offers should be presented.
There were:
- 28 bookings for viewings
- 27 viewings over a 2 day open house
- 9 full ask offers
The property finally sold in 4 days at £176k over the original valuation!
