Our client is a developer specialising in over 55 apartments and this time his property was in Fleet, Hampshire.

 

Prior to contacting us, our client had not previously used an interior designer or professional stager. To maximise the resale value, he contacted us as he wanted to maximise the resale value.   He was already planning to upgrade the kitchen, bathroom, flooring and decor although he was unclear as to how to maximise the resale value through their decision choices, so asked for our help.

At the consultation, it was evident that there was a lot of potential to add value, given the purchase price our client had paid for the apartment.  We therefore recommended the following:

​

  • to remove the arch leading into the kitchen and open it up and square off so it would maximise the feeling of space between this and the open plan kitchen/diner

  • in the bathroom we recommended a wall hung WC and vanity so increase the perceived space on offer.  We also recommended a walk in shower given the age range of the buyer

  • window dressings

  • new flooring

  • a new fireplace to create a focal point

  • wallpaper on feature walls and a cohesive decor scheme throughout

​We worked closely with the developer as the refurbishment progressed and we're on hand to answer their calls and emails. We then came in and staged the property in a luxe/classic finish, specifically aimed at the over 55s market.  Once we were finished with the staging we took lots of professional images and shared these with our client for use in their marketing material.

Although this home sat on the market for a while (given the pool of potential buyers is restricted), our buyer was happy to wait for the right buyer.  They sold for the asking price of £349,950, which is phenomenal even considering their investment of £45,000 to refurbish and then stage.  Compare this with the purchase price of £195,000 and the pre refurbishment/staging value of £280,000!

As a developer, this is the first time I've used the services of a professional interiors and staging solution company. I want to maximise the end result of our refurbishment and that's certainly been achieved. I've worked with Ceri over a number of months - nothing has been too much trouble. The attention to detail is incredible and the end result is amazing.
