Our Gerrards Cross based developer client purchased this home from a distressed seller.  Their intention was to buy and sell the home quickly.  The reality was quite different!  They tried to sell this Teddington home, unsuccessfully, even though it was likely a new home internally.   The buyers' feedback, over a number of months, was that the property was too small, so after the property had sat on the market, our client reduced the price.  This still did not generate any interest from buyers.  Our client asked for our help.


We had a number of challenges:

-The property was located in front of a small industrial unit

-Access to this unit was immediately at the side of this home

-The property narrowed from the front to the rear, resulting in multiple angles in each room

Although we have no control on the location, we knew that this property had a lot to offer it is was transformed into a home.  The bedrooms were not particularly large so we knew we had to implement creative solutions to maximise the way they were presented.   On the top floor, there was a connecting space, what felt like a corridor, between the bedroom and the en-suite.  This has a lot of potential for a future homeowner to turn into a walk in wardrobe (with lots of storage above due to high ceilings).   We immediately transformed this space into a walkthrough wardrobe to show buyers the space on offer.  

Given the potential target market, we need that this may sell to a young family or a couple looking to start a family.  We therefore turned an awkward shaped room into a young child's room.  We then staged the remainder of the home, maximising the spaces on offer.

Buyer feedback changed completely and in 9 days the home was sold.

We staged all the home, inside and out, and it sold in 9 days.  Our developer client was over the moon!
