Our Welsh client has purchased a property which they intend to use as an Air BnB accommodation.  The property had been used by its previous owner as a long term rental so was in need of some TLC!  When we met with the client, we recommended a series of upgrades so that they could attract the highest rental yield.  The property has a small footprint, so our recommendations have maximised the available space.  Our recommendations included:

- Replace the front and rear doors, which were leaking

- Paint the pebbledash exterior (which was looking old and dirty) in a bright colour

- New décor throughout

- New flooring throughout

- Redesign kitchen layout and install new kitchen - this has added significantly more storage and improved the overall flow

- Redesign bathroom layout and part install new suite - the existing bath ate into the available space, so we recommended this being replaced with a walk in shower which was designed to maximise the awkward room layout

- Plumbing works eg. replace faulty radiator in the kitchen

- Electrical works in order to be compliant with regulations eg. wired in smoke / carbon alarms

- Relevant furniture pieces and key inventory pieces 

- New window dressings

- Garden makeover, front and rear

We helped the client with planning the above and then they went ahead and employed trades directly and called for our input and guidance throughout.  They then asked us for a shopping list of all the inventory items needed to get this step up as a short term rental home.  The end result is a fabulous cottage which is ready for rental.

The property has recently been valued and an additional £10k has been added once the cost of the works have been deducted.  We have a very happy client!
