Background


Our Maidenhead client wanted to sell their property as they wanted to downsize and move to a low maintenance property - they reached out to us for help.


The property is a 5 Bedroom Edwardian villa located in Berkshire.

Brief


The Maidenhead property was a family home and needed some attention both internally and externally. We call these red flags. Examples of red flags we found include - electrical, damp and general décor and repairs throughout.


Following an initial telephone conversation with the client, we followed this with a home staging consultation. At the consultation we assessed the property in detail inside and out. At the end of the consultation, we shared our initial findings.


The property has stunning Edwardian features and we wanted to bring it to life by tackling the repairs and then creating defined spaces within a number of rooms.


Following the visit, we issued our detailed home staging consultation report setting out the plan of action. We had a call with our client to run through the consultation report and they gave us the go ahead to start.



Plan of Action


This property required a number of repairs followed by staging:

  • Address pigeon issue

  • Remove and replace flooring, décor, new blinds on second floor

  • Hallway décor, new blinds

  • Décor in dining room

  • Remove and replace flooring in second and middle hallways and landings

  • New blinds were selected and fitted in various rooms

  • Prepare and stain vestibule door and banister

  • Address electrical issues

  • Repairs throughout eg. plasterboard, plaster hole and decor in ceiling and recreate coving, remove dated wall scones and make good walls prior to décor

  • Prepare and paint external paintwork around front door

  • Fit door knocker

  • Add more storage capability in box room

  • Replace/ add door handles

  • Remove overgrown shrubs in front garden, cut back hedge on road side, adding planting to front and rear

  • Clear out 2nd floor

  • Clear out damaged furniture generally

  • Sort through family possessions and move to new locations or dispose of (within home, charity and refuse)

  • Complete staging installation on 2nd floor, creating two new bedrooms

  • Complete staging solution by turning games room into dining room

  • Creating new dining nook in kitchen

  • Creating new home office

  • Accessorise throughout and blending our pieces with existing client pieces

  • Professional photography





Results


The property transformation is incredible! We created a welcoming family home with each room given a distinct purpose. We also created a designated home office.








The original property valuation was £795,000 and once we'd addressed the red flags and staged the property, the valuation was increased. The property sold at £900,000 - an incredible £105,000 increase!


The property was put on the market on 27 December 2021 with an open house planned for 8 January 2022. Our client received 18 requests to view the property, 16 buyers booked to view the property, 14 buyers turned up for the open house and there were numerous buyers who were interested in taking this further. On the following Monday, there was a second viewing and two days later there was a full ask offer of £900,000, followed by multiple second viewings!


The client invested 1.3% of the achieved sale price in addressing the numerous red flags followed by the staging.
