Under Offer 3 Weeks!

Spring is finally here! Hoorah.


We've had our heads down working on a mix of staging and interior projects.


In this blog, we're going to focus on an incredible property we transformed in Hurley as well as share some incredible news. Then we'll look at what's to come.




Field View, Hurley


Under offer within 3 weeks of staging!!!


This property had been listed for sale for many months with no success - at the time our client had been living in it. Buyers had said that the room sizes on the second floor meant they were not really useable spaces. Our client moved out and then listed it for rental. At the end of the rental, the client decided to move forward with the sale route but as the property was now empty, they knew that strategy would not secure a buyer, given their earlier experience.


The home is located in Hurley and is a 6 bedroom detached family home. It is very well equipped with many tech solutions. It also has lots of space spread over three floors. Given its empty and as some rooms are non standard in size due to the pitched roof, this will raise lots of questions for buyers so we addressed that head on.


Preparation


This home was mostly in excellent order, however, there were a few areas needing attention. These include:


  • decor of one of the walls in the hallway - this had some paint bubbling and the paint was a little patchy, so we prepared and painted it

  • the exterior steps to the Annex needed some attention - they were well weathered althought not old. We jetwashed them and once dry, cut and added new non-slip step tape. Take a look at the finished stairs.



  • window dressings in the snug - our client had beautiful curtains but they did not suit the colour tone of the rest of the room so we replaced these with neutral alternatives

  • although not in scope, it become apparent that the feature wall in the open plan needed attention. We advised our client that the feature wall would look better painted. They agreed and trusted us with the colour choice.




We landed on a deep green:


  • to tie this fabulous open plan with the terrace which it opens out onto

  • as its a calming colour

  • it compliments the client's kitchen which was in the green colour tone

  • we could use it as the colour base for our accessories



Staging


We staged the home across all three floors to clearly show buyers how they could use all the areas. This involved creating three children's bedrooms, a study area, one guest bedroom and a primary suite. We also created a snug and embraced the deep blue walls in this room and contrasted this with our burnt orange sofas.


Our priority was making the top floor a truly useable and accessible space - this was significanlty undervalued by previous buyers and ultimately meant the home did not previous sell! This space consists of a large landing and two bedrooms on either side. We transformed this floor from a “unusable” space into 2 bedrooms and a separate homework area on the spacious landing to give it a whole new lease of  life and to show how much you can do in unconventional shaped spaces.

Its now obvious to buyers how this space can be used - not only can it be a study area, it could be turned into a reading nook or have lots of built in storage added. Seeing it like this, will enable buyers to envision the space much more clearly as it now shows its full potential.


The next challenge was the two adjoining bedrooms. As you can see from the images, all the ceiling are sloping so this presents a number of problems:


  • when its empty, buyers have assumed that the spaces are not useable as functional rooms ie. they are storage rooms only - this hugely undervalues the square footage!

  • buyers will struggle to visualise how the space can be used - is it a storage room or will it work as a bedroom or a home office or a playroom?

  • buyers will struggle to see that there is enough space for the furniture that is needed to make a room functional. In a bedroom you need to add a bed, bedside, storage including a space for a wardrobe so all these need to be able to fit somewhere.


Given that these rooms are on the top of the home, it made sense to dress these as bedrooms, specifically children's bedrooms. This does not distract from the younger child's bedroom which is next to the primary suite.


Take a look at each bedroom to see what is possible - these are truly useable spaces and there are even wardrobes (you can't see them as they are next to the door when you come into each room so not captured by the camera angle:

The result is a home which is walk in ready for buyers.
