If you are fortunate enough to have a dedicated home office, it will add £17,500 to your property value, according to Direct Line. If you don't have a dedicated home office and you are thinking of selling, re-consider how you use the spaces within your home to create that all important home office or work space.
Direct Line have analysed properties for sale and found that the average price of a home with a dedicated home office is £456,500 - 4% higher than equivalent properties in the same area.
Their analysis states that:
dedicated office spaces within homes appear in 35% of sales listings
29% of sales listings contain external studios
converted lofts used as offices make up 9% of sales listings
landings or mezzanines make up 6% of sales listings
73% of estate agents confirmed that a dedicated home office adds significantly to the desirability of a property
81% of estate agents believe outbuildings and sheds have the greatest potential to be converted into offices
approximately 13 million of us (44% of UK employees), will be seeking permanent flexible working arrangements once lockdown restrictions end
only 1 in 10 of those working from home have a dedicated pre-existing workspace at home
for the majority of us who don't have a dedicated work space - working from home has meant setting up a desk, table or even ironing board in their:
- living room (19%)
- spare bedroom (19%)
- own bedroom (16%)
- dining room (10%)
- kitchen (9%)
Direct Line also claim that estate agents now regularly recommend clients consider describing large landings (12%) and garages (8%) as being ‘ripe for office conversion’ when putting a home on the market for sale.
Dan Simson, Direct Line's Home Insurance Division says:
“As their home office is likely to become a permanent fixture in their lives, it’s understandable many people are now starting to think about the changes and improvements they could make to their property to make home working more comfortable.”
