Twenty Year Old Home Transformation

April has been a busy month and we've been working hard on lots of projects.


In this blog we will be talking about a fantastic property in Maidenhead that we've preapared and staged.



This is a stunning 5 bedroom home with modern features. The homeowners had lived there for 20 years and parts of the home were showing signs of ageing. The owners moved out due to a relocation, so the home was empty.


Most clients have never heard of staging before they ask for our help. However, our clients had previously used staging in the USA so knew the major positive impact this can have on a sale. They reached out for our help as they wanted to achieve the same success for their long term family home.


Prearing The Home

Before we could start on the staging, there were a number of areas requiring attention, so here's what we focused on:


  • re-decorating one of the bedrooms

  • refreshing the carpets

  • brightening the outlook from the windows

  • adding small but important details

  • cleaning the front exterior


Middle Bedroom


The key priority was the middle bedroom. As you can see, there were different patches of colour on the walls so the space was looking very tired. We prepared then painted the walls white to achieve a fresh, modern look.



All three glazing units in the large window were blown (see the top left panel in the image above - you can't see out!) so they obstructed the view to the incredible garden. This raises alarm bells for buyers and is likely be highlighted by the surveyor. We recommended that the panels be changed out - our client agreed.



All these changes, including a good hoover and deep steam clean of the carpet had a huge transformation on the way the room felt and appears.


Take a look at the finished result - we created a welcoming guest bedroom.



Flooring


The flooring in the snug and most of the upstairs were carpeted and these showed the signs of daily use.  We thoroughly hoovered and then professionally cleaned them.  The impact was significant and the rooms felt instantly refreshed.



Window Dressings


All the curtains in the home had a dated feel, so we replaced them with voiles – this gives immediate brightness and a modern aesthetic.


We also replaced the window panels in the new guest bedroom and the quirky round window in the small child's bedroom.



Externally


Externally, the front of the property had a severe issue with dead ivy so we carefully removed this without damaging the brickwork - this was very time consuming but the finished result was well worth it. 


There was also a large block paving driveway and steps leading up to the front door which were stained. The beautiful magnolia tree had also lost most of its blossom on the driveway.  We brushed then jet washed all these areas.


The double garage doors were looking very tired due to weathering, so we sanded and stained the garage doors.   


The inside of the front door was missing a letter flap so exposed, uncut wood was visible and detracted from the overall high quality of the door. We added a chrome letter flap. This small detail change, instantly elevated the door.


Staging the Home


Once all the above preparatory work was complete, we were ready to start on the staging.


Given the size of this home, it is important to show buyers how each of the spaces can be used. It is also highly likely, given the size, that the buyer will have children. Therefore we set up 2 of the bedrooms as children’s rooms - one for a younger child and one for a teenager. In the younger child’s bedroom there was a gable-end area, spanning the entire length of the home. Although deceiving, the client had used this space for a double bed. Now empty, this area would be difficult for buyers to visualise how to use. We turned this into a den at one end and made a desk ares at the other to show the potential and because we know that children would love this!

The middle bedroom was set out as a guest room.


The fourth bedroom on this floor was turned into a home office with a daybed so buyers know the capability for it to be used a bedroom.




The second floor consisted of a  large en suite and primary bedroom, there is also a anti room which most people would just see as a corridor. We turned this under utilised anti space into a relaxing area for adults by creating a snug area, with seating and music. This has added real value to the space as now buyers won't overlook it.



Our client is delighted with the result.

This home was launched for sale and achieved 9 viewings in a week. There are multiple interested buyers already !!! We wish our client all the best with their sale and look forward to hearing it is sold.
