Under Offer 6 weeks and Uplift in Price!

In this blog, we're going to focus on a home which was on the market for many months, with no sale and how we turned that around to achieve a sale in 6 weeks.



Field View, Jordans


This home is in a secluded spot in the fabulous village of Jordans. Its a 5 bedroom home and has a super flexible floorplan. Its a contemporary dormer home so has a large floorplan on the ground floor with additional rooms in the basement and on the first floor.


Our client had tried to sell the home, while living in it, over many months in 2025. They had two small children and the home was immaculately presented although of course suited their particular needs rather than those of potential buyers. Despite this, the home sat on the market with no proceedable offers for many months. Our client was relocating abroad so would take the majority of the furniture and accessories with them. They were concerned that a home was partially filled with furniture would not achieve a sale and particularly would not get them the highest possible re-sale value. We've already had another successful project in Jordans, so that client recommended us for this project.


We met with our clients and came up with an action plan to prepare and stage the home.


Preparation


Our client implemented our preparation recommendations including:


  • preparing and painting the walls in two of the bathrooms

  • caulking the joints around the ceiling in the landing



Staging


Once our client relocated abroad and took with them what they needed, we were left with a few furniture pieces and some accessories.


Given the very large ground floor, our strategy was to show buyers the flexibility of the spaces so we:


  • created two bedrooms (teenage and guest)



  • home office



We relocated the client's sofa from the main drawing room to the family room we created in the basement.



Our client had a very large bed in one of the bedrooms on the first floor. We relocated this to the primary and then created a bedroom on the other side of the landing with twin beds, given that if a buyer had young children, they could see the potential of having them close by, rather than on the ground floor.



Not only did we stop there! We also prepared two virtual images to show the potential of two specific spaces:


  • the second bedroom on the first floor is large and has the potential to be changed into two single bedrooms. This would suit a family with two younger children. We therefore used virtually split the room in two. Here's the starting point:

  • the client also has a very large loft space which is accessible from the primary bedroom. This has the potential, subject to planning permission, to be changed into a larger primary suite with bedroom area, seating area, dressing room and en-suite.

The home was launched for sale and sold in 6 weeks, including an uplift in the agreed sale price. Our client is over the moon. Andy says:
