Q.What is home staging?
A. Staging is the most important marketing technique to entice buyers. Home staging is the process of preparing a property for sale by improving its presentation, layout, and overall appeal. The goal is to help potential buyers emotionally connect with the home and imagine themselves living there.
Q. Does staging work?
A. Yes staging works as it help you achieve a faster sale and the highest sale price. First impressions matter. Professionally staged homes attract more interest online and during viewings, helping properties sell faster and potentially achieve a higher asking price.
Q.How does it work?
A.Staging transforms spaces so buyers can visualise how spaces can be used and highlights the property’s best features. It can also make rooms feel brighter, larger and more welcoming.
Q.How long does staging take?
A.It depends on the property condition and size and can take hours or more typically days - 2-3 days on average, including the photoshoot.
Q.Will you use my existing furniture or bring in new peices?
A.Absolutely - we want to keep your investment to a minimum, we also want to respect the environment by not bring in items which are not needed. The only exception, is we won't work with damaged pieces or pieces which are too large for use anywhere else in the home. We will normally compliment our clients pieces with our inventory.
Q.Can I live in the property when its staged?
A.Yes, we work around you. The vast majority of our clients have never staged before and live in their homes. We make this process stress free and even tidy up at the end of each day so the client can continue to use their home while it is being transformed.
Q.How much does it cost to stage?
A. On average 1% of the achieved resale value. Our goal is always to ensure that our client invests the miniumum to achieve the maximum return. Ultimately, this is about attracting as many buyers as possible.
Q.How long do you leave the furniture and accessories for?
A. On average 3 months. If the home exchanges in that period (which happens) we pack and remove. If not, we move onto a rolling month by month rental. We always advise our clients to retain our staging until the point of exchange because at that point, the sale is as sure as it can be to complete.
Q.Do you stage vacant or lived in homes?
A.Both. Most of our clients live in their homes while we transform their spaces. Other clients we work with are investors and developers so these properties are empty. Some of our residential clients even live abroad so we fully manage the service so they have peace of mind.
Q.How quickly do staged homes sell compared to un-staged ones?
