Berkshire Transformation - 3 Bed Bungalow

Background


Our Berkshire client had lived in their family home for a number of years. They were wanting to sell to relocate to the south coast. They had sold their property initially so put an offer on their forever home, which was accepted. Unfortunately, our client's buyer pulled out and as our client still want to relocate realised they needed professional help to enable them to achieve a quick sale. They reached out for help.


The property is a 3 Bedroom Bungalow with a large Annex in the rear garden situated in a quiet cul-de-sac location in Berkshire.

Brief


The client wanted to modernise the interior to attract as many buyers as possible so they can sell quickly and move into their dream home on the south coast.



Plan of Action


We had an initial telephone conversation with our client and followed this up with a home consultation. At the consultation we assessed the property in detail inside and out. At the end of the consultation, we shared our initial feedback.


The property, although immaculate had a relatively dark hallway, dated flooring in some rooms and the furniture pieces in the open plan were particularly large.


Following the visit, we issued our detailed home staging consultation report setting out the plan of action. We walked our client through the report and they were very keen to move forward quickly.


This property required some updating followed by staging:

  • Replace dark carpet in the hallway and living areas with new flooring matching that in dining area

  • Repair and paint bubbled ceiling in living area

  • Brighten up hallway with white paint on walls

  • Repaint second bedroom as it was dark and this made the room look much smaller than it actually is

  • Lay new carpet in one of the bedrooms

  • Paint out dark beams in kitchen in white

  • Sort the property generally

  • Strategic planting

  • Stain external handrail

  • Change purpose of one of the bedrooms from box room/exercise area into a desirable bedroom

  • Compliment existing design with complimentary key furniture pieces, including a new sofa and dining table and other furniture pieces

  • Accessorise throughout

  • Virtually renovated living area — remove the clients two recliner chairs (needed by family members) to create an additional modern seating area

  • Provided input to the client for their marketing material

  • Professional photography




Our client addressed the recommendations we set out above and we turned around the sorting and staging and professional photography in less than 2 weeks.



Results


The property has been transformed into a bright and airy family home.














The property has been remarketed for sale and has already had a number of offers. We look forward to receiving the call that the property has been SOLD!
