The client had significantly developed an existing family home, including the addition of a large single floor open plan extension, creating a master suite, utility room and downstairs cloakroom.  The footprint upstairs had also been increased. 

The brief was to stage the entire home, involving both a purchase and rental of furniture and accessories in and out.  The build had left the back garden in a dire state. 

 

The client knew we'd done a number of outdoor projects before so asked us to design an outdoor living area consisting of structured seating around a fire chimney, raised bedding, an outdoor kitchen as well as  a dining and relaxation area.

 

Internally, we kept the colour palette light throughout and staged the property throughout in a stylish design.

- rental of some furniture pieces and accessories internally

- design, landscaping and staging of outdoor living area

for a 4 bed family home

This is a 4,300+ sq ft plus architect designed contemporary property which has been for sale for 2 years.  Two offers had fallen through.

Buyer viewing feedback had been that this is such a vast property and the purpose of some rooms is causing confusion.

The client brief was to bring the development to life across 15+ rooms, including the outdoor spaces. 

 

Challenges:

1. The property did not have the feel of a family home, particularly given its vast size.

2.  The garden was unkempt and the front door area lacked kerb appeal.

3. There were several rooms which did not have a clearly defined purpose.

Solutions:

1.  Through our clever staging each room has been brought to life.

2.  The garden has been transformed and a new room has been created with outdoor seating and dining.

3.  All the rooms now have a clearly defined purpose:

- what was labelled an office in a room which had no natural light has become a Yoga Retreat/Gym.

- the previous Gym room which has natural light has become a fabulous home office.

-  the utility space has been set up as a laundry room.

-  a 4th bedroom has been staged as such.

4. The front of the property now has kerb appeal.

The transformation is incredible and the client is thrilled. 

 

The feedback from the estate agents has been incredible - "AMAZING" and "VERY IMPRESSED" and so on.
